Despite its strong historical value, exceptional design, and broad service offering, Dwór Uphagena faced several key operational challenges typical of large and complex city properties. The accommodation market in Gdańsk is highly saturated and competitive, with numerous hotels, apartments, and private properties all competing for guests’ attention. Tourist demand, strong seasonality, and interest in events fluctuate over time, requiring a flexible and dynamic pricing approach.

The property combines accommodation, apartment, event, and conference functions, which demands precise management of availability and pricing across multiple segments. Traditional pricing and availability management (manual rate setting and reporting) limited operational efficiency and slowed the hotel’s ability to respond to changes in demand and competitive pressure. Without an appropriate revenue management tool, the hotel risked underutilizing its resources during periods of moderate or volatile demand, potentially leading to lost revenue.

The property not only expanded the scale of its operations but also improved revenue efficiency. With rising occupancy, the hotel managed to maintain—and even slightly increase—the average room rate.

Thanks to the implementation of proRMS, we gained a level of flexibility and control that we previously lacked. The system provides us with daily data and recommendations, enabling fast and independent decision-making—whether related to room and apartment sales or event space bookings. Automated reporting and price optimization have allowed us to use hotel resources more effectively and maintain profitability even during weaker periods.
