The local hotel market has seen growing competition in the segment of modern, independent properties. Increased price pressure and fluctuating demand posed a challenge for the Avena Boutique Hotel by Artery Hotels team.
For city hotels, the ability to respond quickly to seasonal increases in demand, local events, and frequent short-stay bookings is particularly important. Without support such as an automated Revenue Management System (RMS), it was more difficult to maximize room utilization and Average Daily Rate (ADR)—especially given the hotel’s advantageous location near the PKP railway station.
